dc.description.abstractOver the years development control has been a content of urban management world over. It has proven to be the most efficient method of managing the extent and nature of urban growth. However, in Minna metropolis despite the effort of the development control board in managing the growth within the area there are still some violations of development control regulations within the area.As suchthis study aimed at evaluating the effectiveness of development control in Minna metropolis. Geospatial datasuch as Quick bird and Ikonos satellite imagery of 1metre spatial resolution were digitized to assess the level of compliance to development control.Interview was deployed as a method of data collection to examine the factors influencing non compliance and enforcement of development control as well as examine the implications to non compliance to development control regulations within the study area. Findings reveal that 55.1% of the buildings in the study area have encroached into road.The total area coverage of 16.55 hectares has been developed in the area contrary to the layout proposal of 14.44 hectares as at the time of the analysis. Also, findings reveal that there is a sharp decline in the space proposed for public facilities utilities and services in the study area. The study recommends that as a matter of urgency the development control board should be strengthened in terms of funding, capacity building, political will and geospatial techniques be adopted in monitoring and evaluation of the development control activities on timely basis to ensure effective and efficient development control in the metropolisen_US
