EFFECTS OF PROJECT RISK FACTORS ON CONSTRUCTION PROJECT COMPLETION TIME IN NIGERIA

dc.description.abstractCompletion time is an important criterion for determining construction project success. Yet, so many construction projects f a i l to meet up their completion time target because of the amount of risks involved in construction projects. This study assessed the effects of project risk factors on completion time of construction projects. Data was collected using structured questionnaire. 192 questionnaires were distributed to construction practitioners (Architects, Builders, Civil Engineers, Services Engineers, Project Managers and Quantity Surveyors) out of which 138 were duly completed and returned. 114 were found fit for analysis representing 59.38% valid responses. Descriptive statistics was used to analyse the data. The study identified nineteen (19) risk factors as having severe effects on construction projects completion time. These risk factors include delay in progress payments by owner/client having normalised risk factor criticality value of (1.00), financial difficulty of clients (0.91), bribery and corruption (0.84), delay in payment to suppliers/ sub-contractors (0.83), poor cash flow management (0.77), poor labour productivity (0.77), shortage of skilled labour (0.71), change in the scope of work (0.70). The study recommends that, clients should always ensure that, funds a r e available and released when due so that the projects are completed at the required time. Furthermore, government should develop a mechanism that will curtail unethical practices such as bribery and corrupt acts in the construction projects supply chain.
