dc.description.abstractABSTRACT The use to which the Urban Land is put, is largely determined by competition between potential users, such that, land would be converted from one use to another if the demand price or rent bid of one user exceeded that of another potential or the existing ones. Thus land is used for the highest and best use. Theoretically both an optimum use and optimum building at a given time. However, to treat efficiency optimum as the sole objective of an economic system would be implicity assuming that social benefits is directly related to effective demand: demand backed by purchasing power. There are merit goods which should be provided free or below cost in order that they are available to all. Moreover, such uses, precondition and establish a broad frame work for the profit motivated activities. A city can be considered as a locational arrangement of activities or a land-use pattern: one of the prime determinant of movement. Activity is a trip generator and will dictate the type of transportation facilities needed to move traffic. The attraction of both new economic activities and people generate high traffic as a result of the intensified use of the urban space, it also increases the demand for parking accommodation. It become imperative to accommodate the vehicle to prevent lost of business and property value. The thesis attempts to achieve this through architectural xvi analysis, design and proposal of a car park that will help decongest the road and help preserve the value of the place. The scope of the thesis will be limited to the design of the car park complex with secondary uses incorporated to improve the economic concern.en_US
