Abstract
This study the urban housing problems in the FCT Abuja, explores the magnitude, similarities of the housing situations in some districts of the centre. It is observed that despite huge budgetary allocations to the housing sector over the past decade to enable Abuja take its place as the Capital of Nigeria, the housing condition is becoming a serious obstacle to the development of the city. The research tries to investigate why the housing problem has persisted and also why the previous strategy of public housing delivery has not achieved much in combating the urban housing situation in FCT Abuja. In gathering the data required for analysis, random sampling was adopted on the households on which the questionnaires were administered. The study also used published and unpublished articles to gather secondary information. The researcher also made use of oral interview. The findings of the study reveals that government land policy (application and development), finance (high cost of construction materials) great inequality in wealth, etcetera; have contributed in no small measure to the present urban housing problems in the Federal Capital Territory, Abuja. Failure of low cost housing scheme is not a sufficient condition for advocating for state disengagement in direct housing provision. Finally, the researcher has recommended the continued state involvement in public housing delivery; redevelopment of slum areas; review of government land policy in the area of application fee and processing; provision of serviced sites with infrastructural facilities in other satellite towns and villages to reduce the influx of people to the centre; the rate of commercial lending to the housing sector through mortgage institutions should be harmonized and strengthened through Federal Mortage Bank among other suggestions.
