EFFECTS OF LAND COMMERCIALIZATION ON AGRICULTURAL PRODUCTION IN SABON-GARI AND GIWA LOCAL GOVERNMENT AREAS OF KADUNA STATE

Abstract
The general belief in Africa and indeed Nigeria, is that land ownership is a communai issue, whereby, individual members of a community hold land on the basis of the fact that he belongs to or shares affinity with members of the community. While this in general is the law, the practice however, differs to the extent that we find it a common practice for individuals in the community to singularly transfer rights of ownership to non-members of the family through sale or other forms of commercial transactions or to even exercise individual proprietary rights on group land. This study thus examined this phenomenon by looking at the commercial tenure types in the study areas and determining which was most found in the area, those involved in the transfers of land, ihe uses the land are being put to after being transacted, and how this affects the land use type in the area and agricultural production. To obtain the above information, a sample size of 100 farmers was purposively selected. Care was also taken to ensure wide coverage and fairness. As such 20 fanners were selected from each of thc five villages representing the five districts in the studied areas (Havin-Ojo, Bassawa, Tsibiri, Gangara and Fatika. The results of rhe study showed that the many (60%) of the farmers, who acquired their land through purchase, had unlimited access to the land and as such could use it as collateral for loans, make long term plans on the land such as planting tree crops on the land and even develop and transfer the land and finally, returns were higher on it. While the 40% who acquired their land through rent, had limited access to the use of the land, could not use it as collateral for loans nor expand production, thus making it less profitable than the former. The results further showed that rent, purchase, land labor and capital were statistically significant at 5% level of probability while family size was not significant..
