ABSTRACT The building and construction industry is the highest active contributor to environmental degradation the world faces today. According to literature sources, the construction industry has been under immense pressure to review its practices for quite some time now. Regenerative architecture is an approach developed to improve on products and services delivered by the industry. Regenerative design is an approach that recognizes the damage that is occurring at an environmental level and replenishing the damage by treating the natural and built environment as equal partners, as this mutual beneficial relationship between these two will improve the natural environment. Tourism and its related activities such as hotels and recreational facilities can have an adverse impact on the environment, but when properly developed and managed, these tourism products can serve as mechanisms for protecting the natural environment. This aim can be achieved when planners and designers implement regenerative design innovations and technologies in developing such facilities. This purpose of this study is to illustrate the application of certain regenerative principles in the development of resort hotels with particularly in Nigeria which is the location of study. These principles were employed to foster the harmonization of nature with the built environment and to perform certain functions within the building which include; passive cooling, sustainable site design, construction material management, energy conservation and management, water management and environmentally sensitive indoor environment quality. In application, the features of these principles include; use of roof gardens, treatment of natural systems and built forms as equal partners, use of renewable and recyclable building materials, use of environmentally sensitive materials in the interiors and use of natural materials on building facades and landscape. The research findings validated the arguments presented in the literature review that regenerative design approach to planning and design will reduce most of the environmental problems in an aim to actively healing the environment/ecosystem. Studies revealed that regenerative principles were mostly applied in the foreign case studies while they were minimally utilized in the local case studies. The study further seeks to ascertain the appropriateness of these regenerative architectural design features to resort hotels designs.
